Sitting on the Santa Fe River with springs on three sides, High Springs runs a few points wetter than Gainesville all summer. An AC that is even half a ton too big cools the house fast, shuts off, and never runs long enough to wring the moisture out of the air. The house reads 74 on the thermostat and still feels sticky, the bathroom grout goes dark, and the closets smell like a river cabin. We see this constantly in the older homes downtown and in rental properties where a previous contractor sized the system off square footage alone. The fix is a proper load calculation, a two-stage or variable-speed system where the budget allows, and in a lot of cases a whole-home dehumidifier tied into the return.
The housing here splits three ways. Downtown and the Whetstone and SC Moore additions around Main Street have homes from the 1910s through the 1980s, with tight attics, undersized returns and ductwork that has been patched more than once. Spanish Gates, Laurel Pointe, Bailey Estates, Cinnamon Hills and the newer Crockett Springs, Weston Oaks and Heron Landing lots have builder systems from 2018 on, now coming up on their first capacitor and drain-line calls. And along Poe Springs Rd, NW 182nd Ave and the river roads toward Ginnie Springs and Rum Island are the cabins and short-term rentals, where the owner is often in Jacksonville or Orlando and needs us to coordinate with a cleaner or property manager.
From our shop at NW 43rd St in Gainesville, High Springs is about 30 minutes up US 441 through Alachua. We group High Springs and Alachua calls on the same truck, so a same-day visit is realistic and not a promise we have to walk back at 4 p.m.

We measure indoor humidity and the temperature drop across the coil, then recommend one of three fixes: a thermostat and fan-speed adjustment, a two-stage or variable-speed replacement when the unit is due anyway, or a whole-home dehumidifier on the return side. Target is under 55 percent indoors.

Yes. We work with absentee owners regularly: you authorize access, we coordinate with your cleaner or property manager, and we time the visit between guests. For rentals we also recommend a spring tune-up before peak season so a July weekend doesn't turn into a refund.
Usually. Older High Springs homes have small attics and returns that were never sized for a modern system. We've done a lot of these: a properly sized air handler, a new return where it fits, sealed and re-strapped ducts, and in some cases a ductless mini-split for an addition or converted porch. We'll tell you up front what the attic allows.
Yes. Most High Springs homes are on heat pumps with electric backup strip heat, and a few of the older downtown homes still have gas furnaces. We service both. January cold snaps along the river are when we get the most 'no heat' calls, and those are same-day too.
